Pacific IOS Ventures is the culmination of our lifelong dream to create a real estate business that extends our respective family legacies.  Both Andy and Dave grew up around the kitchen table talking about industrial properties, vacant buildings, old manufacturing plants, and landfills that were in desperate need of creative repositioning. “Big, ugly and cheap” was the motto. Wearing hard hats, driving forklifts and bulldozers were our summer jobs. And today we are expanding our family businesses into a cutting edge, west coast focused IOS platform.

Andy Martin

Co-Founder & Partner

Andy Martin is Co-Founder and Partner at Pacific IOS Ventures overseeing all investments. Prior to founding Pacific IOS, Andy spent 17 years at DWS as a Portfolio and Asset Manager.  As a Portfolio Manager, Andy managed the company’s largest separate account which grew to $6 billion AUM.  Andy was also involved in asset management managing a portfolio of industrial and office assets totaling over $4 billion AUM located on the West Coast.

In addition to his responsibilities at DWS, Andy manages a 5-asset IOS portfolio totaling 60 acres on behalf of Harbor Land Company, a privately held business wholly owned by his family.  The assets are strategically located within the Ports of Los Angeles and Long Beach and cater to shipping, logistics and container deport operations. Andy manages all aspects of the company including acquisitions, operations, financings, project management and dispositions.

Andy received a B.S. in Economics from the University of Colorado at Boulder. He is active in the community and enjoys spending time with his wife and two young boys.

Dave Breuner

Co-Founder & Partner

Dave Breuner is Co-Founder and Partner at Pacific IOS Ventures overseeing all investments and business development.  Dave has over 30 years of commercial real estate, capital raising and financial markets experience.  Dave grew up in a family run business that invested in San Francisco East Bay Industrial properties. 

After graduating from Cal, and following a seven year career as a Navy F-14 Pilot, Dave began his full time career as a commercial investment broker with Cohen Esrey Real Estate in Kansas City, MO, and later with BT Commercial in San Francisco.  In 2001, he joined RREEF/DWS as head of Dispositions for the Western US, and later became a member of the Client Relations/IR team.  His experience as a Commercial Broker, and later at DWS provided extensive transactional experience in acquisitions/dispositions of commercial real estate representing 100+ transactions, and over $4B in transaction value.

In 2010, Dave joined FIRSTavenue, a Fund Placement firm where he was a Partner and Head of US Distribution with a focus on Real Estate and Real Assets.  In 2018, Dave joined Threadmark LP, a strategic fund advisory business where he was a Partner with a focus on strategic JVs, SMAs and fund placement.
